We carry out a Total Property Maintenance survey (TPM) at all of our properties every three years. The TPM surveys allows us to spot property issues before they become problems, and deal with minor repairs more quickly. The survey also allows us to pick up, and budget more effectively for, larger issues, such as kitchens and bathrooms.

We will let you know by letter when your home is due a TPM survey. We will then contact you by phone (or letter if you have no phone) to organise a day and time to visit your home. The average TPM survey will take between 1½ to two hours and we will need to be able to access every area of the property.
Our operatives will pass any immediate Health and Safety failures through to our repairs department on the same day. Standard repairs will be passed through to the repairs team once the surveys are processed.
Saffron also carries out a planned painting programme on the outside of your house. At the moment, this happens every six years. Any necessary repair or renewal of external timber works, eg fascia, soffit, store door/frames, will take place at the same time.
Please note that if you have climbing plants covering an area due to be repaired/painted, you must remove them to allow the works to be carried out.

Saffron Housing will look into any structural issues that might arise with our properties. If you believe there are structural issues affecting a property where you live, you should let us know.
If we identify any issues with the structure of the building, we will monitored it over a 12 month period. This is so that we can take into account the seasonal changes in weather and ground conditions. Usually, we will monitor the property by fitting steel discs on either side of a crack so that any movement can be detected. We will check on this every three months over a period of 12 months.
If we identify any movement during this time or at the end of the 12 months, then we will either order repairs to rectify the issue. Sometimes, this will involve employing specialist contractors to identify any underlying problems and deal with them. After we have completed this process, we will keep monitoring the property to make sure the problem is solved.
