In 2023 Saffron completed Wave 1 of the Social Housing Decarbonisation scheme, which saw 126 Saffron homes fitted with energy-saving upgrades. We fitted Air Source Heat Pumps in these homes all of which had an Energy Performance Certificate (EPC) rating of D or below. On some properties with the lowest EPC ratings, we also fitted new windows, doors, ventilation and insulation.
Earlier this year (2025) saw completion of Wave 2 of the government-funded Social Housing Decarbonisation Scheme, which saw 202 further homes retrofitted to reach an energy efficiency rating of at least C.
In March 2025, the government announced £1.8 billion to support local authorities and social housing providers, and we were successfully awarded £7 million for Wave 3 of the Warm Homes Social Housing Fund programme to decarbonise our properties over the next 3 years.
This will enable housing associations to deliver warmer, more energy efficient homes, ensuring homes are as efficient as possible to help lower energy bills and create a more comfortable living space.

Maintaining your Air Source Heat Pump
Heat pumps run much more efficiently and smoothly when they are kept clear of items on all sides.
Air source heat pumps run much more efficiently and smoothly when they are kept clear of items on all sides. Obstructions can potentially cause damage to heat pumps, especially at the back where airflow is critical.
Items to keep away from your heat pump include:
- Furniture
- Rubbish bags/recycling bins
- Toys
- Hoses and other gardening equipment
- Stacked items
- Plants, grass, and weeds. These should be trimmed back around the pump.
Overgrowth of plants, weeds and grass can:
- Grow into the unit itself and cause damage
- Obstruct airflow and reduce efficiency
- Make it difficult for engineers to access the pump for servicing and repairs.
