Saffron will carry out a full Total Property Maintenance survey (TPM) at all of our properties on a cycle, currently set at three years. The TPM surveys will allow Saffron to target repairs and property issues at a much earlier date. This means that not only will minor repairs be dealt with quicker but it allows Saffron to pick up, and budget more effectively for, larger issues, such as kitchens and bathrooms.

The survey covers the following areas:

  • A full survey on the entire property, including areas such as gardens and loft spaces
  • An HHSRS (Housing Health and Safety Rating System) assessment to make sure there are no category 1 failures*
  • A Decent Homes Assessment

You will be made aware by letter of when your home is due a TPM survey. We will then contact you by phone (or letter if you have no phone) to organise a day and time to visit your home. The average TPM survey will take between 1½ to 2 hours and we will need to be able to access every area of the property.

Any immediate Health and Safety failures will be passed through to Saffron’s repairs department on the same day. Standard repairs will be passed through to the repairs team once the surveys are processed.

Saffron also carries out a planned painting programme on the outside of your house, at the moment this happens every 6 years. Any necessary repair/renewal of external timber works, eg fascia, soffit, store door/frames, will take place at the same time.

Please note that if you have climbing plants covering an area to be repaired/painted you must remove them to allow the works to be carried out.
